Blackswan, founded by Marcus Hawley in 2009, is a young, dynamic property company creating beautiful and exciting spaces in Birmingham and beyond.
The team are currently enjoying their tenth year and are working hard to expand their already impressive UK portfolio of PRS and mixed-use property developments. Blackswan is a recognised end to end developer in the Midlands region, particularly celebrated for its work with prominent heritage sites and listed buildings. Although Blackswan are currently working on several unique and exciting projects, their first major project, Gilders Yard, broke ground in November 2017 and is currently under construction on Great Hampton Street.
Blackswan strives to combine aspirational design with professional delivery, ensuring quality buildings which often blend the old and the new. This method is particularly crucial to the Jewellery Quarter redevelopment of 1-4 Great Hampton Street where Blackswan are carefully restoring original features of buildings and transforming it into an iconic social landmark.
Across all the work that Blackswan do, the principal aim is to create buildings that not only breathe new life into an area, but that stand the test of time.
Here is a little run-down of the projects they have underway, most of which can be found in the Jewellery Quarter, the historical haven of our city:-
Gilders Yard will feature 157 new apartments and 10,000 sq.ft of commercial space. True to form, the scheme will celebrate the history of the site with tasteful restoration of the former Ashford and Sons factory which is Grade II* listed. The new buildings will have artisan terracotta façades, championing a traditional skill that has been absent from the city for a hundred years.
1-4 Great Hampton Street and The Gothic
This development comprises of the former Gothic pub and three neighbouring buildings found right at the entrance to the Jewellery Quarter’s conservation area. The ground floor of number 1, The Gothic, will become home to a restaurant, whilst the floors above will be transformed into a luxe boutique hotel. Numbers 2,3 and 4 will be mixed residential and commercial/creative space. Blackswan’s vision is for the site to be occupied with local and independent trades creating the perfect gateway into the historic JQ.
Hockley Mills is a major PRS led mixed-use development made up of six different buildings, each with their own styles and design, offering quality and choice to future occupiers. In addition to a broad mix of apartments, the development will house a collection of bars, restaurants and shops finished to a high specification adding further appeal to the Jewellery Quarter area. Keep your eyes peeled for a vibrant food market too!
The Lamp Works
The Lamp Works will provide 132 apartments and 6,000 sq ft of commercial space and is another design-led project in the planning process, a stone’s throw away from Gilders Yard and The Gothic. As always, Blackswan is eager to compliment the area’s traditional look while keeping things fresh and exciting. The intention is to use fine grain blocking which is a nod to the ‘court’ aesthetic which used to be prominent in the area. The development will also have a series of open spaces throughout and a centrepiece made from the existing steel structure of a current building.
